Ken Fulk Turns a Silicon Valley Tudor Into a Rock-and-Roll Fantasia Ken Fulk Interiors

That said, the 250-plus-piece art collection is only a piece—albeit a significant piece—of the complex puzzle that connects the old with the new. Like a Rubik’s Cube that needed to be reset in order to solve the puzzle, the redesign of the 8,000-square-foot home ended up touching on every room but two. A gut renovation allowed for the installation of a great room with high ceilings worthy of the family’s stonking art collection, including works by Cindy Sherman, Kehinde Wiley, Pablo Picasso, and Jean-Michel Basquiat—some of which didn’t even fit on the previous walls. “The idea was to have the house scoop up the view from everywhere, so we settled on a linear configuration with landscaped roofs that allow the hillside to be a blanket,” says the firm’s principal, George Bevan, who worked with landscape architect Mike Lucas of Lucas & Lucas.

Evans announced that she was seeking a buyer who would fully respect the home’s integrity. So Fulk embarked on a letter-writing campaign to assure her that he and his husband, Kurt Wootton, a classically trained pianist, would be gracious custodians. "I told her the house had a soul and was meant to be this way," he says.

Below, you can see some of the greatest projects, in our opinion, that Ken Fulk has created with his team. The matching of the colors with the eclectic style of textures and patterns go beautifully together, creating an immersion unlike any other. The colorful creations of Ken Fulk are one-of-a-kind as well as being coveted throughout the United States, especially starting town of San Francisco, California.

It’s funny because I’ll sometimes be like, ‘I’m obsessed with this.’ And he’ll be like, ‘Oh, I hate that.’ Or vice versa,” Sndyer says. Sharply dressed designer and event planner Ken Fulk in his new Manhattan loft. To store his extensive wardrobe, Fulk transformed the guest room into a walk-in closet. Instead of hanger rails, his clothes—which are kept in individual monogrammed garment bags—are hung on racks that he converted from British Colonial hospital screens sourced in Mumbai. Vintage retail displays featuring glass-front compartments contain his shoes and stacks of perfectly folded shirts. The 3,200-square-foot house was commissioned by Dr. Cloyce Duncan, a former head of psychiatry at the University of California, San Francisco.

Take the Goodtime Hotel in Miami, a collaboration with multi-hyphenate entertainer Pharrell Williams and entrepreneur David Grutman. Fulk brings his singular aesthetic to the interiors, a whimsical tour de force of eclectic details and his theatrical design style. His work at the Crown Club, a hidden gem in Barclays Center arena in Brooklyn, New York is a “truly transformative space in an unexpected location,” he says.

At Miami's Goodtime Hotel, It’s All About the Energy

After a devastating wildfire, Ken Fulk uses his design magic to bring a family property back from the ashes. “My sister and I share a brain, and we don’t have to talk through everything,” notes Snyder. “Whereas the difference with a significant other is you’re coming at it from two different places and learning about each other through the process.

Little did they realize how true this moniker would one day become. The sunny guest bedroom, painted Farrow & Ball’s Sudbury Yellow, features a pair of vintage armchairs reupholstered in Ralph Lauren fabric, a pair of midcentury teak nightstands topped with table lamps from Hesperus Nauticals, and a bed by RH. Another one of what used to be the Algonquin Club’s preexisting features that heavily influenced Fulk’s creative direction? The late 19th- and early 20th-century classic American paintings that he inherited with the building. Fulk turned to curator Kate Chertavian to find incredible works and ultimately build a collection that would include everyone from Andy Warhol to Picasso, Rodin, and Kehinde Wiley.

Room Request! Casa San Agustín

If you know of Ken Fulk, chances are, you know of his dogs, a trio of English cream golden retrievers (better known, perhaps, as #polarbearsofptown) and a wirehaired dachshund who populate the AD100 interior designer’s Instagram feed. So perhaps it’s not surprising that the story of this house—a newly-constructed shingled number on Nantucket—starts with a visit to the vet. When Fulk, who has a house in Provincetown, Massachusetts, took the dogs in for a checkup, he never guessed the local P-Town veterinarian, Dr. Stephen DeVincent, would become a future client.

Business of Home mission Statement

ken fulk design

Event planner, interior designer, and bon vivant Ken Fulk is a master of maneuvering between the various spheres of San Francisco society, from blue bloods to newly minted Silicon Valley tech titans—and beyond. Indeed, the charismatic Fulk is known for bringing diverse groups together and making special things happen. In 2012 he orchestrated a Halloween fundraiser for the Strand Theater that shut down an entire city block for a four-course dinner and a private Stevie Nicks concert. Ken Fulk’s highly sophisticated interiors—often swathed in colorful hand-painted wallpaper and decorated with a mix of centuries-old antiques and custom contemporary pieces—are almost instantly recognizable to anyone with an appreciation for design.

In 2011 Fulk learned that Duncan’s widow, Gwendolyn Evans, was considering selling the house and arranged for a walk-through. Intrigued by his initial daytime visit, he requested to return and see it at night, and he found himself sitting in the great room in silence for an hour. "I thought, I am supposed to buy this house." Not that it would be that simple.

Though newly built, the house had the character of an old-fashioned lodge, with massive timbers, hand-scraped floors, and ceilings soaring over 30 feet. It was February, so snow covered the ground, and Lake Tahoe’s intense blue presence filled the rooms and was amplified by the craggy, snowcapped peaks surrounding it. The first place the couple discovered their shared design affinities was in the living room, where a pair of mustard chairs procured at Paris’s Les Puces flea market set the tone for a sunny space orchestrated by Fulk. That room is also home to resin coffee tables and the Snyder-dubbed “nostalgic and playful” Daniele Nalin painting that hangs on one wall. “We both said, ‘This is it,’” she recalls of her and her husband. More recently, the room has also become where Snyder does her workouts, using the back of a chair as a barre for her latest venture, a boxing and ballet mashup called Boxerina.

It has giant, 400-year-old oak trees, rock-strewn creeks, a big old party barn, and an old rancher’s cottage. Durham Ranch is named after our first golden retriever we got in Boston before moving to San Francisco. With that, we created this habit of naming houses after our dogs. But I can’t afford to name any more houses after dogs because we have too many dogs and not enough money to buy houses to name after them. Over-the-top events aside, Fulk and his team of employees are working hard to keep up with their growing roster of clients, which includes San Francisco’s new private club the Battery, Sonoma winery Three Sticks Wine and a New York restaurant from the team behind Italian hot spot Carbone. In the nearly two decades since the Virginia native settled in San Francisco, his interior-design work gradually morphed into something altogether broader.

It was a mutual admiration of this place that helped lay the groundwork for my friendship with Kevin Systrom, the cofounder of Instagram, and his wife, Nicole. “I’m a storyteller,” says Fulk, who oversees an 85-person team out of offices in San Francisco and New York City (think Andy Warhol’s Factory meets Santa’s workshop). The Silicon Valley town of Woodside, California, is not lacking in unicorns. Nestled in the foothills of the mountains just west of Stanford University, the woodsy enclave is teeming with tech billionaires, including Laurene Powell Jobs, Larry Ellison, and SoftBank founder Masayoshi Son. For 150 years Lake Tahoe has attracted generations of adventurers, artists, and pioneers to its shores—folks drawn to the magnificent rugged landscape of the Sierras and the intense beauty of the crystal-blue alpine lake.

For example, the average salary for a graphic designer with less than one year of experience is ₹2,41,343, while the average salary for a late-career graphic designer with 20 or more years of experience is ₹4,69,843 [1]. This graphic design app is built for Android and iOS devices, which can be used to create vector graphics. The app can be used to create complex and eye-catching designs without much effort. As the name suggests, this app provides an infinite canvas where you can zoom, pan, or rotate. It, however, solves a beginner’s design need who doesn’t want to get into the process of learning and purchasing premium software.

Adobe XD is one case of a product from Adobe that's not actually the industry standard. In the field it inhabits (interface design and prototyping) the product to reckon with is Sketch, which now faces competition from Figma, which Adobe acquired in 2022 for $20 billion. Despite coming a little later to the field, though, XD offers great responsive-design tools, strong team features, and the familiarity of Adobe tools. InDesign is another Adobe product that has become the industry standard, in this case for publication layout software.

This is the best choice for someone after a Windows tablet that can also do the hard work of acting as a drawing display, as a Windows counterpart to the iPad Pro. A 13-inch screen and minimal bezel makes for an expansive feel, with a built-in kickstand that can help to prop up the tablet when on the go. Forget the pen tablets and displays – the Huion Kamvas Studio 16 is a fully-fledged drawing computer, with the power of the Windows 11 OS behind it as well as a host of drawing tablet capabilities. So if you don't want the hassle of various cables and juggling multiple devices on the same desk, and want a truly all-in-one device, the Kamvas Studio 16 has you covered. Professional graphic design tells your customers and prospective customers that you are credible and professional. Freelance graphic designers can benefit from a strong portfolio to show to potential clients.

HP Chromebook x2 — (Best 2-in-1 Budget Drawing Tablet)

If you’re looking for a compact tablet that won’t break the bank, then I believe that this one is the best for you. Wireless tablets have become a default choice for a lot of graphic designers. The freedom that it gives you to move around without accidentally pulling on the cord and possibly damaging the tablet is beneficial. However, with a wireless tablet, you’re reliant on having a good connection to your monitor or workspace, which may not be as secure. We began by compiling a list of top tablets in the market that cater to the needs of graphic designers and architects. For this, we considered factors like performance, portability, and stylus support in our search.

Similarly, the NVIDIA Quadro P1000 graphics card delivers buttery-smooth performance in 2D, 3D, video, and CAD applications, so you can work without any hiccups. One of the main advantages of the Wacom Intuos Pro (Small) is its compact size, making it easy to carry around and use on the go. It has a small footprint of 10.6 x 6.7 inches, which makes it perfect for working on smaller desktops or laptops. However, it’s important to note the Apple iPad Pro comes with a premium price tag, especially when you factor in the cost of the Apple Pencil and a keyboard. Additionally, the tablet’s software compatibility might be limited compared to traditional laptops.

The optimal pressure level to look for on a tablet is around the 1,000 range. I‘ve checked out various brands, from specialized ones like Wacom, to more versatile options like the iPad Pro and Galaxy Tabs, to very affordable ones like XP-Pen and Huion. Jacob Cass is a brand designer & strategist, educator, podcaster, business coach and the founder of JUST Creative, an award-winning branding & design consultancy that doubles as an industry-leading blog. The Apple-affiliated Crayon from Logitech is a great, affordable stylus that works with the iPad and all of Apple’s apps. While it was originally only available for schools and educators, Logitech changed directions and made it available to everyone.

While the majority will work with both, some will only work with one or the other. Again, most of the major design software names such as Photoshop, Corel, and others will be supported but it doesn’t hurt to double-check. We tested the connectivity options of each tablet, including Wi-Fi, Bluetooth, USB-C, and HDMI.

We especially love that it offers several features that are helpful for graphic designers, illustrators, and artists. And that it comes with a battery-free stylus that offers 8192 levels of pressure sensitivity and tilt recognition, which allows for precise and natural line work. Essentially, all the stylus basics are covered here to help developing artists adjust to similar features on more expensive display tablets.

The only visible discrepancies in pressure sensitivity that I found from tablet to tablet appeared due to driver-level defaults for pressure settings from one device to the next, which I adjusted in each tablet’s settings menu. If you want the best of the best, and you’re willing to pay, then the Wacom Cintiq Pro 27 is what you’re looking for. Released last year, the Cintiq Pro 27’s large display is Pantone SkinTone validated and can cover 99 percent of Adobe RGB and 98 percent of DCI-P3 HDR.

The 8 x 5 inch drawing area is decent, but again pro artists will want more. It's 8.5 mm thickness means it's a slim drawing tablet and more portable than most. Drawing tablets track the location and pressure input of a stylus moving across their surface and translate the results to your laptop, PC, or phone. Modern drawing-tablet styluses are wireless and employ electromagnetic resonance, or EMR. This technology generates a low-powered electromagnetic field from the surface of a drawing tablet that interacts with the stylus to detect its position over the tablet, as well as how much pressure the user is exerting.

For the rest of designers, a graphics tablet without screen is ergonomic and economically more recommendable. The Huion HS611, successor to the popular HS610, offers professional features for the price of a mid-range graphics tablet, making it one of the best value graphics tablets on the market. Size If you have the space then a drawing tablet of 16-inches and up is a good size as it enables you to 'sweep' your arm across the surface for a natural drawing motion. Sizes below this are still good, and smaller tablets connected to a smartphone mean you can doodle on the go. This pressure sensitivity ensures the tablet can sense how much pressure you're pushing onto the screen so you can create thick to thin lines, as well as opacity of marks, for a realistic drawing experience. As with the Xencelabs tablets the Quick Keys are removed from the display's frame and put onto the included remote control.

This will create an interesting triangular checkerboard aesthetic. Once we have our grid prepared, we can begin to draw a smaller square within each block. This will give us parameters in which we can draw different patterns, we can keep a 1-cm space along the inside of each block. We can do this by dividing our page into 5-cm increments, and we should have a 7 x 5 grid with a total of 35 blocks.

Fun and Cool Things You Can Do With Patterns

Ugly wallpaper or your grand-aunt’s curtains might pop into your head. But patterns are so much more than that—and they’re so on-trend right now that you just can’t escape them. It’s a simple way to copy existing clothes into new patterns. Draping is one of my favourite ways to make sewing patterns!

We start by drawing a bunch of circles, and then we can draw a little curve on one inner side of each circle to create a three-dimensional effect. We can then add lines into the larger inner space in the circle. Drawing patterns can be a fun and relaxing activity that allows you to create beautiful designs using repetitive shapes and lines.

Another way to add interest to your circle patterns is to use different colors for each circle. Although they may seem daunting to draw, there are actually a few easy tips that can help you create beautiful circle patterns of your own. By breaking down the structure of a leaf into its basic shapes and lines, you can create infinite variations.

From there, you can simply fill in the patterns with a marker. We create this pattern by drawing a set of curved horizontal lines that oscillate up and down. This simple pattern is a great way to create a gradient between lighter and darker marks.

At the beginning, making a pattern repeat can seem like the hardest part of surface pattern design, but it is actually a technical skill with clear steps. Whether you learn this skill from YouTube or in an official course, once you have it in your toolbox, you can focus on the artwork. Just from looking around you, you’ll find that there are many types of patterns, and some are more suitable to specific products. This blog post from Rachelle, an Australian surface designer and coach, has great visuals for creating seven different pattern repeats you’ll likely need in surface design. Design decisions you’ll be making while creating patterns include composition, color, scale and orientation.

Even if you’re not planning to become a professional artist, the benefits of daily sketching are clear. The more you practice, the better you’ll get at capturing the essence of your subjects. Another is to experiment with different mediums, such as painting, drawing, and collage.

It doesn’t matter whether you use black-and-white or color to draw a wolf—it will look great either way.

Not only is it fun drawing, but a daily sketching practice can help hone your drawing skills as an artist and develop your observational powers. Or, you can simply let your imagination run wild and see what happens! So go ahead and explore different patterns in your art journal. Anyone can have fun drawing dice, regardless of skill level! Just draw simple lines and slight curves, then add details like numbers to make it more interesting. Once you’ve got your basic shape, start adding shading to give the nose a three-dimensional effect. Use hatching or crosshatching techniques to create shadows and highlights on your drawing. Start by drawing the wolf’s face with pointed ears, then add details like fur and eyes to finish it off. Consider shading and adding texture to give your easy drawing a sense of depth.

Lindsay Hubbard Reveals Her Wedding Dress to Friends

The thing about founders and CEOs is that a successful one would never call herself that. It’s like someone who calls themselves an entrepreneur because they sold an old Uniqlo top on DePop, or someone who is a curator because they organized a friend’s closet. The other crazy Ciara thing I noticed has to do with her manager, Derek. Then West allows Derek to give his wiener a little tap and, oh, man, now I’m even more jealous. Amid the drama, Kyle announces to his costars, "They might not even come back at all." On a more lighthearted note, Ciara Miller hits it off with her rumored boyfriend, “Summer House” newcomer West Wilson, while DeSorbo, 31, tries to dodge flirtatious comments from another hunky newbie, Jesse Solomon.

Lindsay, Gabby and Andy Reveal Who Will Have the Most to Answer For at the Reunion

The reunion promises fresh revelations about the Lindsay and Danielle saga, with Danielle hinting at previously undisclosed secrets she opted to keep under wraps to protect Lindsay and Carl, plus new accusations about their romance. As the drama unfolds, the Summer House cast -- including returning favorites Amanda Batula, Kyle Cooke, Paige DeSorbo, Ciara Miller, Danielle Olivera, and Gabby Prescod -- are attempting to salvage their summer with moments of fun. This is the second spinoff from Summer House, which itself started from a crossover of Vanderpump Rules. The series, now in its seventh season, also gave birth to Winter House, which sees stars from across Bravo's franchises come together for a two-week winter ski trip. Alex Tyree (New York), who lives a life of intention without drinking and tries to persuade his friends to do the same, is juggling the advances of a housemate.

Hubbard confirmed her fallout with Olivera at BravoCon in October. "We have a very complicated friendship at times and we're in the middle of a complicated situation," the former publicist said. Mariah Torres met Jasmine in college and is also close with several members of the group.

And some of those downs had to do with Kyle talking about Carl's addiction troubles behind his back. As Summer House fans may recall, Mya confirmed in February that she was no longer in a relationship with Oliver Gray, simply saying, "He wasn’t who I thought he was." Watch the shocking trailer for the upcoming Summer House Season 7 reunion, set to kick off on Monday, May 29. Summer Camp is written and directed by Castille London (After We Fell). The film also stars Dennis Haysbert (24), Eugene Levy (Schitt’s Creek), Josh Peck (Oppenheimer), Nicole Richie (The Simple Life), Betsy Sodaro (Ghosts) Beverly D’ Angelo (National Lampoon’s Vacation films) and more. In addition to leading the cast, Keaton is also producing alongside Alex Saks, Tyler W. Konney, Dori A. Rath and Stephanie Heaton-Harris.

"We probably could've kept going, sitting on those couches for, like, 10-plus hours. ... I think it's always surprising what people's reality is..." "I think that there was at least an open dialogue that I haven't seen in at least the past two summers that I've been involved in the show," Mya told ET of taping the reunion. "So I think that, in a sense, having the truth come out is a way to step into the forward direction ... but I'm not sure if we are all roses and butterflies, is what I'll say." The trailer crescendos with a bombshell revelation as Lindsay tells Carl she could be pregnant next summer, only for Carl to later claim that Lindsay accused him of drug use. Craig's Southern Charm buddy, Austen Kroll, pops in, too, to address his own unfinished Winter House business with Ciara.

The highly anticipated “Summer House” Season 8 trailer is here, giving fans a first look at Carl Radke breaking off his engagement to Lindsay Hubbard. Lindsay and Danielle aren't the only friends who hit a speed bump in their relationship. Kyle Cooke questions Carl's work ethic and plans to talk to him about his future at his drink company Loverboy. "If we could've made it a three-part [reunion], we could've," Ciara added to ET.

Reunion Part 2

Carl’s life is busier than ever and he has no plans of slowing down anytime soon. After moving in with Lindsay, he wants to keep the momentum of their relationship going and is ready to start their forever as he begins searching for the perfect ring. With recent frustrations he’s been facing in his professional life, however, Carl plans to sit down with Kyle and talk about his future at Loverboy before things come to a head. “You were a f--king piece of s--t,” Lindsay says in one moment in the trailer while the two are in bed, though it’s unclear if she’s saying that about Carl or if she’s recounting another conversation she had. As the midseason trailer confirms, the Hamptons crew will still be bringing the heat for the latter part of Season 7.

He was praised for naturally having a positive impact just by being himself. The backlash to Carl and Lindsay's relationship seemingly comes to a head for the couple as she declares, "I don't need to be in this house." Meanwhile, Carl tells BFF Kyle Cooke, "I don't know how to recover from this." Since Radke did not call off their engagement until the very end of the season, Hubbard’s bridal shower and one of her wedding dress fittings are also documented in the sneak peek.

Fashionista Bria Fleming (Germany) is in a new relationship despite being surrounded by eligible men, but when she brings a different kind of houseguest to the rental, her friendships are sorely tested. Amir Lancaster (Austin), new to Martha's Vineyard and looking to learn about its Black history and connect to his roots, falls hard for a housemate. Danielle is currently living full time in Montauk with Robert and working hard on her fashion app. After being besties with Lindsay and Carl for years, she suddenly finds herself feuding with them over their relationship, prompting a total shift in house dynamics. Mya Allen, Amanda Batula, Kyle Cooke, Paige DeSorbo, Lindsay Hubbard, Ciara Miller, Danielle Olivera, and Carl Radke are all returning. The housemates are joined by new friends Samantha Feher, Chris Leoni, and Gabby Prescod, as well as old friends Andrea Denver and Kory Keefer.

While the longtime friends’ breakup takes center stage in the forthcoming season, the trailer shows other “Summer House” couples dealing with bumps in the road, too. As Paige approaches her 30's, she finds her priorities shifting. Her career is thriving and, although her boyfriend lives down south, she has no plans of leaving New York anytime soon. Paige loves being in a long-distance relationship, but begins to feel the pressure from Craig on her leisurely timeline.

Catch a sneak peek at all of this and so much sending it in Season 6 in the full trailer, above. They will be joined by new friends Mya Allen (Paige's pal who is a restaurant consultant with a cookie business on the side) and Alex Wach (a fitness instructor), as well as Andrea Denver, who previously partied with some of the gang in Stowe on Winter House. As of now, Bravo has yet to officially renew Summer House for Season 9. It seems likely, especially to show the aftermath of Lindsay’s split from Carl Radke. If there is a Season 9, fans will surely want to see West come back. Since his job at Complex is based in New York City, we imagine he should still be able to make it to the Long Island house on the weekends.

What's more, "Everyone seems poised to indulge in the most carefree summer yet, but while some relationships start to take off, others become more fractured than anyone could have imagined." Though Paige and her Southern Charm boyfriend had been enjoying their time as a long-distance couple, Craig has been looking to spend more time with the fashion contributor in his neck of the woods. Paige isn’t entirely convinced that Charleston is the place she wants to be long-term, though. In a new trailer for season 3, premiering exclusively with PEOPLE, however, it appears his biggest challenges are still ahead. Madeline has been writing professionally since 2015, and began putting her expertise and obsession with reality tv to good use in 2020.

Brightline received Biden administration backing including a $3 billion grant from federal infrastructure funds and recent approval to sell another $2.5 billion in tax-exempt bonds. “I believe we’ll look back at today and say, ’This was the birth of an industry of high-speed rail,’” Brightline Holdings founder Wes Edens said Monday. Company officials say the goal is to have trains exceeding speeds of 186 mph (300 kph) — comparable to Japan’s Shinkansen bullet trains — operating in time for the Summer Olympics in Los Angeles in 2028.

The Design-Build Process

The dramatic difference between the intellectual process of design and the physical act of construction made the design and construction industry easy to separate. By incorporating architecture, engineering, and construction, Stellar's integrated approach to design-build and construction project management provides you with true single-source accountability. Choose a design-build firm with experience and a track record of successful projects. A reliable design build firm displays expertise, excellent communication skills, acute attention to detail, and utmost professionalism. In the design phase, the design-build team creates a design that meets all building codes and engineering design recommendations.

The Design Build Approach in Architecture & Construction

It’s our responsibility to create a safe, healthy, and fair working environment for our teams, and for workers throughout our supply chain. We do so through partnerships with industry groups like the Fair Labor Association, conducting on-site social responsibility audits, and a commitment to ensuring workers have a voice in our organization. We know that you can't innovate and do cool stuff without having everyone on board. So we work to create a culture where everyone feels like they belong and where their voices are truly valued.

Our design-build delivery method addresses ongoing market challenges through integrated design and construction solutions that allow for early material procurement resulting in reduced risk and shorter project durations. A Design-Build Institute of America study from 2018 revealed how much time and money Design-Build saves when compared other delivery methods. It’s clear that Design-Build projects are delivered faster, more cost-efficiently and with fewer change orders that lead to unforeseen costs and schedule delays. Based on numbers from that study, the chart below compares the time and money savings Design-Build provides against design-bid-build (DBB) and construction manager at risk (CMR). Building Design+Construction's annual Giants 400 Report ranks the nation's top architecture, architecture/engineering (AE), engineering/architecture (EA), general contractors, and fee-based construction management (CM) firms, by revenue.

The Design-Build Method of Project Delivery Explained

We also cover choosing the right design-build firm and the future of design-build in the construction industry. Additionally, ARCO’s design-build approach is unique in that we spend time up front completing preliminary design and soliciting subcontractor feedback to provide a firm, lump sum proposal for our best solution. This is done before any design dollars are spent, transferring the financial risk of the construction project away from the client and entirely to ARCO.

Choose ARCO Design/Build for Your Next Design-Build Project

Early collaboration could give design-build teams a leg up because this early collaboration offers better insights into project design, scope, budget, and timeline. The design-build method is most often understood by comparing it with the more traditional design-bid-build method, which involves an owner entering into two main contracts. First, the owner contracts the architecture and design process to one firm, then enters a second contract with a general contractor to complete construction on the project.

The design and construction teams work together from the early stages to foster collaboration, optimize efficiency, and streamline communication. The singular responsibility for design and construction had been codified long before these master builders in Hammurabi’s Code. The Roman writer, engineer and architect Vitruvius wrote the original design handbook in 40 B.C.E. The handbook assumes that the responsibilities for design and construction were vested in a single individual.

Debate on the merits of design–build vs. design–bid–build

It is a method to deliver a project in which the design and construction services are contracted by a single entity known as the design–builder or design–build contractor. It can be subdivided into architect-led design–build (ALDB, sometimes known as designer-led design–build) and contractor-led design–build. A future-ready solution, Trimble has applied its two decades of construction expertise in both project management operations to build its integrated ProjectSight project management solution.

The 218-mile system will be constructed in the middle of the I-15 and is based on Brightline’s vision to connect city pairs that are too short to fly and too far to drive. Hailed as the greenest form of transportation in the world, Brightline West will run zero emission, fully electric trains capable of speeds of 200 miles per hour. Brightline West is a watershed project for high-speed rail in America and will establish the foundation for the creation of a new industry and supply chain. The project was recently awarded $3 billion in funding from President Biden’s Bipartisan Infrastructure Bill. The rest of the project will be privately funded and has received a total allocation of $3.5 billion in private activity bonds from USDOT. A seven-acre, 750,000 square foot terminal project that included construction of several buildings and two tunnels beneath active taxiways, this project became the largest design-build project ever tackled at LAX.

Whether or not design-build is the construction method of choice, as contractors move toward more digitized, mobile operations, the cloud is serving as the vehicle for modern construction management. With construction-specific, connected solutions operating in the cloud, contractors can streamline their operations and work data in real time instead of days, weeks or even months later. This helps boost project productivity, and save costs and increase profitability dramatically. Construction can begin once the GMP is agreed upon and the design is finalized. Throughout the process, the owner remains in close contact with the design-builder, and the design-builder facilitates open communication with the architect, engineer, and subcontractors to maximize efficacy and minimize miscommunications. The early collaboration between stakeholders in the design-build method means that the construction process typically proceeds smoothly—and the agreed-upon GMP means there are no budget surprises for the owner.

Keep reading to find out everything to know about season 7 of Summer House, including the cast, premiere date, trailer and more. As Paige approaches her 30’s, she finds her priorities shifting. When Lindsay questions why she’s even friends with Danielle, the fashion app co-founder gets emotional. Keep scrolling to learn more about some of the most shocking moments from the midseason trailer, and check out the sneak peek clip above.

Sam and Kory hook up

"The fact of the matter is Lindsay is devastated and I'm crushed with how all this transpired. I graciously ask for some patience and grace to heal and recover while we navigate this extremely difficult time." The Summer House season 8 trailer comes four months to the day from when Carl officially called off the wedding to Lindsay, which was supposed to take place in Mexico this past fall. Lindsay calls her father and tells him that Carl "told me he wants to call off the wedding and break up." "I’m not happy, and I don’t think you’re happy," Carl tells his then-fiancée. The first shots of the trailer hold off on showing the exes at all, instead focusing on the trappings of their wedding, including a "BRIDE" makeup bag, as the two have strained conversation about trust and control. "It was a little weird at first," Jonathan, who first began renovating and flipping homes in 1994, told PEOPLE.

Danielle Olivera Gets Honest with Paige DeSorbo: “You Are Giving [Craig Conover] Nothing”

Paige takes things a step further when Gabby accuses her her of being "excited" that Lindsay and Danielle had a falling out, telling the group, "First of all, I was never excited. Was I happy that Danielle was standing up for herself? Abso-f-cking-lutely." Mya and Paige aren't exactly the biggest cheerleaders of Lindsay and Carl's relationship, and it looks as though they'll explain their reasoning why at the reunion. In the preview, the two can also be seen confronting Lindsay for what they see as her need to "spin" everything. Like Danielle and Lindsay, Carl and Kyle had lots of ups and downs over the summer.

Jonathan Knight Reveals Farmhouse Fixer Season 3 'Is Going to Be a Bit Intense' in New Trailer (Exclusive)

Her parents left their family home in New York last summer to pursue a new life for themselves in Texas. Newcomers Chris Leoni, Samantha Feher and Gabby Prescod will also join the returning housemates and cast members for a summer in the Hamptons, while season 6’s Luke Gulbranson, Andrea Denver and Alex Woch are out as full-time cast members. The longtime friends will come face-to-face and finally confront what went wrong in their friendship over the summer — and it definitely won't be easy. As Andy puts it in the trailer, "Emotions are probably still very raw tonight, specifically, Lindsay, with you and Danielle." After the alien party, Kyle and Carl clean up, and Carl talks about his conversation with Lindsay the night before.

Lindsay Hubbard Reveals Her Wedding Dress to Friends

Both reality stars have since spoken out about their separation, with Hubbard doubling down that she was “blindsided,” saying Radke “humiliated” her and she was “very confused” about his decision. The teaser subsequently flashes back to earlier in the summer when cracks in the exes’ romance began to show. See everything to come in the wild trailer above, and keep scrolling down to see all the new cast photos. Season 7 of Summer House will also feature returning cast mate Ciara Miller, who seems to connect with new friend Chris Leoni.

She and Kyle are in a great place in their marriage and after adopting two dogs, she's exploring the idea of starting a family. However, the stress of potentially not being able to have kids is building due to recent health issues, and Amanda finds herself in a position she never imagined herself. She is slowly freeing herself up to live life in a more open way. Her parents left their family home in New York last summer  to pursue a new life for themselves in Texas. Feeling abandoned, she leans on her new friends in the house for support, but finds letting her guard down is harder than she expected.

Scandal & Sports: Hulu Releases The Official ‘Clipped’ Trailer Starring Laurence Fisburne & Ed O’Neill

From uncovering hidden underground wells to moving a fully-constructed home to a new location, Jonathan Knight has faced many challenges while restoring properties on the first two seasons of HGTV's Farmhouse Fixer. As Summer House fans may recall, Lindsay brought up rumors that Kyle had cheated on Amanda during Season 3, leading to Kyle admitting that he had indeed been unfaithful. Now, Kyle is accusing Lindsay of "sabotag[ing]" his relationship.

Cast members Amanda Batula, Kyle Cooke, Lindsay Hubbard, Carl Radke, Paige DeSorbo, Ciara Miller, Danielle Olivera, and Gabby Prescod will all return for Season 8 of Summer House.

Paige DeSorbo

As these two close out their single lives with a bang, their relationship will be put to the test like never before in Summer House Season 6. With the stress of wedding planning, along with personal and professional issues, it will definitely not be an easy road to the altar for these two. Newcomer West Wilson is definitely the breakout star of Summer House Season 8. Viewers are swooning over his budding romance with Ciara Miller (although the midseason trailer indicates some trouble in paradise). His Midwestern nice guy persona separates him from some of the, let’s say, less likable men who joined the cast in recent seasons.

For Knight — who first catapulted to fame in the late '80s as a member of the New Kids on the Block with bandmates Joey McIntyre, Donnie Wahlberg, Danny Wood and younger brother Jordan — his home design life has become a family affair. The two have a lot to discuss throughout the reunion, but one of the most difficult topics will without a doubt be the conversation they're set to have on the Summer House Season 7 finale. Reflecting on it, Danielle says, "I hated seeing Lindsay's face. The way that she looked at me, it felt like it was a stranger."

After this comment, Amanda comes back from the shower where she was comforting Gabby, and Paige subs in to go look after her. A frazzled Danielle only talks to Amanda for a second before leaving the room. Both Amanda and Paige read this to mean that Danielle doesn’t take Amanda seriously as a person. This may be true, but to me it seemed like Danielle was already done with this conversation and wanted to get back to inflating Joe’s balloon even before Paige left, and then she saw that as her excuse to leave.

As the tension escalates, Lindsay calls Carl "a f---ing terrorist," and tells Kyle says ominously, "I'll burn this f---ing house down." Summer's supposed to be fun, but that's not how it will play out in the upcoming season of Summer House for Lindsay Hubbard and Carl Radke. According to his official BravoTV.com bio, Jesse is "single and always ready to mingle."

Steps away in the kitchen, Carl says in resignation, "I’ll be the bad guy, that’s fine. But she’s blind to the things that have gone on the last year." Meanwhile, Carl tells Kyle in one ominous scene that he doesn’t “know how to recover from this,” and Lindsay threatens to leave the house shortly thereafter. While fans have known that Carl and Lindsay’s summer ended with their engagement, the road to Carl’s proposal wasn’t free from bumps.

After their conversation, Gabby gets those beer tears right out and sobs in the shower stall while calling her sister on the phone. If you have yet to witness this exact behavior at least once, you obviously never had a friend who was in a sorority, and it shows. Her feelings are valid, but her reaction seems a little outsized.

Established in 2008, Black Diamond Tattoo operates in and around Venice, including Los Angeles. It employs tattoo artists who specialize in a variety of styles, including traditional Japanese and American designs, realistic colorwork, illustrative art, and blackwork designs. In addition, the studio also offers tattoo removal services using the Tatt2Away treatment program, which uses a non-toxic solution. Black Diamond Tattoo also sells its own brand of apparel for men and women, ranging from shirts and hoodies to snapback caps. The investment you made to find your spider tattoo design online becomes the catalyst for an extraordinary transformation. Your skin becomes a gallery, showcasing the powerful symbolism of the spider, resonating with strength, resilience, and creative prowess.

This symbolism stems from the story of Arachne, a talented mortal weaver who was turned into a spider by a jealous goddess. A spider tattoo inspired by this tradition might be a testament to one’s patience or their belief in the power of fate. The intricate interweaving of the strands can represent the complex network of choices and events that shape a person’s life. Thus, a spider on a web can signify the wearer’s acknowledgment of life’s complexities and their role in navigating them.

Remember, a tattoo is a lifelong commitment, and you should only move forward once you have thoroughly considered all these factors. The sprawling webs mirrored the inmates’ feelings of being trapped, with each thread marking another year locked away from society. They emerged as badges of experience and endurance among those serving long-term sentences. Jono writes about booze and tattoos for Next Luxury, having spent nearly two decades experiencing both in a variety of situations around the globe.

This design combines the traditional placement the elbow with a touch of love symbolized by the heart. As spiders use their intricate webs to catch prey, recipients of this tattoo can draw parallels to their own inner strength and ability to overcome obstacles. These associations further include the struggle and victory over challenges such as addiction, incarceration, or personal battles. Apart from its connection to prison culture, the spider web tattoo has also been linked to negative aspects such as racism, gangs, violence, and even murder.

However, some people choose spider web tattoos simply for their aesthetic appeal and may not attach any specific meaning to them. Some are afraid of them, some love them — spiders evoke contradictory emotions in us, and maybe that’s why we like them so much. Spider tattoos have long been a part of the culture and one of the favorite designs of many tattoo artists.

This placement allows for both smaller and larger designs, granting artistic flexibility. Rabble Rouser Tattoo is a family-owned and operated Los Angeles tattoo studio that has a staff of tattoo artists with over 60 years of combined professional experience. The studio provides services for walk in customers and by appointment. The studio’s staff are highly experienced with a wide range of tattooing styles. It houses a team of tattoo artists—both men and women—as well as visiting guest artists.

Spider web tattoos on the chest or sternum hold deep symbolism close to the heart. They represent a personal connection to resilience, protection, and the interconnected nature of our existence. This placement offers a balance between private symbolism and the potential for sharing its meaning with others.

These designs are often filled with deep symbolism and a connection to mythological representations of spiders. In such tattoos, they are seen as symbols of creativity, patience, and balance, and their tricky webs serve as a metaphor for the interconnectedness of life. Spider tattoos, with their intricate designs and evocative symbolism, have been steadily weaving their way into the fabric of tattoo artistry. They are not merely eerie embellishments; these arachnid artworks often carry profound cultural, personal, and aesthetic significance.

Going on the principle that nerdy is the new cool, this shop brings to life tattoos inspired by things like World of Warcraft, manga, comic books or anything else you might be into. Often, the person who wanted the tattoo would have to kill someone before getting this tattoo. It was a way for a person to show that loyalty to the group and leader. A successful 3D tattoo is achieved by making the artwork look like it’s a part of your body or as if it’s hovering over the top of it by magic.
